On completing a booking procedure with OKU, you instruct us to arrange accommodation in the selected hotel or another service of the company you have selected. You are bound by your booking request (contractual offer).

If we or the respective service provider/platform have not confirmed the booking by this time in writing, by telephone, by email (electronic mail) or in any other way, you are no longer bound by your booking request.

By completing a reservation, you acknowledge that you have read, understood, and agree to these Terms and Conditions. OKU reserves the right to modify these Terms and Conditions at any time. Any changes will be effective upon posting on the website.

In the event of bookings of ancillary services with third parties, the contractual agreement is exclusively concluded between you and the respective service provider (e.g. tour operator, travel insurer, airline or similar, car rental firm, etc.) without being OKU involved.

Guests must be at least 18 years of age to: use this website, book accommodation or services and stay in the relevant hotel of the OKU Hotels Group. Minors under 18 years of age may only stay at OKU accompanied by a parent, legal guardian, or an adult authorized by them.

OKU reserves the right to request documentation verifying the identity and relationship of accompanying adults.

The use of this website is granted on condition of your consent to the following provisions as legal age (at least 18 years). If you do not agree to these provisions, then you are not entitled to use this website.

• Reservation Confirmation: A reservation is considered confirmed upon receipt of a booking confirmation email from the hotel chosen within OKU.
• Personal Information: Guests must provide accurate and complete personal information during the booking process.
• Payment: A valid credit or debit card is required to guarantee the reservation. Payment terms will be specified during the booking process.
• Prices: Prices will be those selected according to our website. Please be aware that depending on the destination, a local tourist tax can apply and must be paid upon arrival. This is not included in your purchase.

Our Terms and Conditions allow two different cancellation policies, depending on the selected rate:

• Non-refundable: Certain rates require full prepayment at the time of booking. Once confirmed, these bookings are non-refundable and cannot be cancelled or amended. In the event of cancellation or no-show, the total amount paid will be retained, including taxes.

• Flexible rate: Flexible rate bookings may be cancelled free of charge up to five (5) calendar days prior to arrival. Cancellations made within five (5) calendar days of arrival or in the event of a no-show will result in a charge equivalent to the total stay (including taxes), applied to the debit/credit card provided at the time of booking. Please note that cancellation policies may vary across the different OKU hotels and are subject to variations. The cancellation policy applicable to your specific booking is the one that applies.

Other terms related to the room’s cancellation policy:

• If a booking requiring full prepayment is not paid within 24 hours of booking, we reserve the right to cancel the reservation in full.

• Bookings of 10 or more rooms, whether made individually or collectively, are considered group bookings. Such bookings are subject to separate terms and conditions, including specific payment deadlines. We reserve the right to cancel all reservations if the group booking terms are not adhered to.

• Special rooms like the Villa and the OKU Suite of each OKU hotel have unique payment deadlines, which are detailed in the rate description at the time of booking. These deadlines must be observed to confirm and maintain the reservation.
• While flexible rate bookings allow for cancellation up to five (5) calendar days prior to arrival, we reserve the right to cancel any future reservation at our discretion, including those made under flexible cancellation policies, in cases where the guest’s behaviour is deemed disruptive or problematic.

In this regard, we reserve the right to cancel or modify reservations where it appears that a customer has engaged in fraudulent or inappropriate activity or under other circumstances where it appears that the reservations contain or resulted from a mistake or error.

• OKU reserves the right to refuse admission or to terminate the stay or the reservation of any guest at its sole discretion, without prior notice. Admission may be denied or a stay terminated for reasons including, but not limited to, non-compliance with hotel policies, disruptive behaviour, or any other cause deemed necessary by OKU management team to ensure the safety and comfort of all guests. In such cases, OKU may request the individual to vacate the premises immediately.

• No refunds or compensation will be provided for any unused portion of the stay.

To ensure compliance with the Terms and Conditions of the selected hotel within OKU and to safeguard against potential non-payment, OKU may require all guests to provide a valid credit card at the time of booking. In addition, OKU reserves the right to request a deposit or prepayment equivalent to a specified amount or percentage of the total reservation value. This deposit serves as security for any incidental charges, damages, or unpaid balances incurred during the guest’s stay.

The deposit may be applied to cover any outstanding charges or damages upon check-out. If the deposit exceeds the final charges, the remaining balance will be refunded to the guest’s credit card within a reasonable timeframe. Conversely, if the deposit is insufficient to cover the charges, the guest agrees to settle the outstanding amount upon check-out.

Failure to provide the required deposit or prepayment may result in the cancellation of the reservation at the discretion of OKU.

Without an explicit agreement or warranty in this respect, we shall not be liable with respect to the arranged services themselves for faults in the provision of services and for personal injury or damage to property which you may sustain in connection with the service arranged.

We are fully liable in cases where:

• a guarantee or a purchasing risk is explicitly assumed as well as on account of willful or grossly negligent breaches of duty;
• in the event of willful or negligent injury to life, limb or health; and
• for material damage caused or financial losses incurred as a result of ordinary negligence only in the event of a breach of those duties.

The total liability of OKU and its affiliates shall not exceed the greater of the amount you paid to OKU for the applicable good or service out of which the liability arose.

Your use of this website (the “Site”) is entirely at your own risk. OKU provides the Site and its contents on an “as is” and “as available” basis, without any express or implied warranties of any kind. Specifically, OKU disclaims all warranties, including but not limited to implied warranties of merchantability, fitness for a particular purpose, title, and non-infringement.

OKU does not warrant that the Site will be error-free, uninterrupted, secure, or free from viruses or other harmful components. Additionally, OKU is not responsible for any damage to your computer or systems resulting from third-party activities.

In no event shall OKU, its officers, directors, employees, or affiliates be liable for any damages arising from your use of the Site, including but not limited to direct, indirect, incidental, consequential, special, exemplary, punitive, or other indirect damages such as loss of revenue, income, pain and suffering, or emotional distress—even if OKU has been advised of the possibility of such damages.

1. You agree to monitor any use of this website by minors acting in your name and for your account. You furthermore warrant that all information provided by you or members of your household when using this website is correct and complete.Any speculative or incorrect booking, any booking made with deceitful intent, or any booking made in the expectation of a rise in demand is forbidden without restriction. The possibility to book travel on this website may only be used for lawful bookings for you or for any other person in whose name you may lawfully act.Users are strictly prohibited from engaging in the following activities while accessing or using the Site:
   1. Legal Compliance: Engaging in or encouraging others to engage in any activity that violates applicable laws, regulations, or legal obligations.
   2. Data Collection and Scraping: Collecting personally identifiable information or personal data of other users without authorization, or utilizing automated tools such as bots, spiders, or scrapers to access, extract, or mine data from the Site for the purpose of creating compilations or databases.
   3. Unauthorized Software Downloads: Downloading any software from the Site unless explicitly required and approved by OKU as part of using the Site.
   4. Network Disruption: Imposing an unreasonable or disproportionately large load on the Site’s infrastructure, engaging in denial-of-service attacks, or any behaviour that disrupts the operation or performance of the Site or OKU’ computer and network systems.
   5. Unauthorized Access: Hacking into or gaining unauthorized access to protected areas of the Site, OKU’ computers, servers, or networks, or any systems used by other users of the Site, including circumventing security features.
   6. Malicious Content: Uploading or transmitting harmful files, viruses, malware, or any other content that may damage, disrupt, or interfere with the functionality of the Site or any associated systems.
   7. Loose of properties: Please inform yourself about your passport, visa, currency or health requirements for your travel destination as we are not responsible in this regard. We shall not assume any liability for the loss of travel documents, luggage or similar in the OKU hotels.

   Engaging in any of the above activities may result in suspension or termination of access to the Site, the selected hotel and the potential legal action.

Given to OKU international’s nature —including corporate offices, reservation and service centers, data centers, and hotels— it may be necessary to transfer your personal information to countries outside the one where it was initially collected or outside your country of residence or nationality.

These countries may have data protection laws that differ from those in your country. However, we have implemented appropriate safeguards to ensure that your personal information remains protected in accordance with this privacy notice.

If any provision of these Terms and Conditions are found to be invalid or unenforceable, the remaining provisions shall continue in full force and effect.

These Terms and Conditions constitute the entire understanding between the parties concerning the subject matter herein and supersedes all prior agreements or understandings.

These Terms and Conditions are governed by the laws of the country in which the hotel selected for your stay is located.

Additionally, any disputes arising from these Terms and Conditions shall be subject to the exclusive jurisdiction of the courts located in the city in which the hotel selected for your stay is located.
